- Makes repairs on facility equipment and buildings.
- Performs specialized tasks including plumbing, painting, electrical, carpentry, vinyl application, studding, sheetrock, taping, sanding and all repairs required inside and outside of the facility.
- Maintains the necessary logs and forms and records required information.
- Performs building construction as directed by supervisor. Utilizes safety items such as gloves, glasses, etc.
- Completes all tasks as assigned by supervisor.
- Builds various structures for the use of the residents, i.e., benches, flower boxes, etc.
- Replaces and unclogs hair traps, unplugs toilets, repairs washers and dryers, and replaces broken pipes/water lines as needed.
- Maintains and replaces electrical outlets and light bulbs. Rewires or replaces wiring in various equipment used by the facility.
- Paints interior/exterior of the facility; may also need to do wallpapering.
- Installs and check batteries of smoke alarms.
- Checks all fire extinguishers and assists the fire marshal with inspections.
- Replaces windows when damaged.
- Replaces flooring as needed.
- Participates in preventive maintenance and records the necessary information.
- Removes furniture and clothing from rooms no longer occupied, or assists residents in moving to another room. Relocates offices or departments to new locations including disassembling and reassembling of furniture or equipment.
- Preferably a high school graduate or equivalent.
- At least two years' experience utilizing various hand tools and general engineering equipment.
- At least two years' experience working with electrical, heating, plumbing, boilers and air conditioning systems.
- Ability to work with supervisors, co-workers and facility staff in the performance of duties.
- Must be able to follow through on oral/written instructions, sketches and drawings.
- Ability to speak, read, write and comprehend English.
- Must be able to use ladders, staging or scaffolding devices as part of normal work routine.
- Available for emergency work and on-call as needed.
- Must be able to move intermittently throughout the day, proper body mechanics required--bending, stooping, turning, stretching, reaching above the shoulders and occasional lifting are involved.
- Must be able to cope with the mental, emotional and physical stress of the position.
- Must be able to observe, listen and communicate effectively.
- Must function independently, have flexibility, personal integrity, and the ability to work effectively with residents, personnel, support agencies, and outside agencies.
- Must be able to relate to and work with the ill, disabled, elderly, emotionally upset, and at times hostile people within the facility.
